Why Minnesota is different

The line between land and water moves.

Minnesota land is still sold by the forty, and half of what a buyer wants to know is where the water sits. Wetland edge, seasonal pond, tamarack low ground, the difference between lake frontage and a channel through a neighbor. A listing photo taken from the road answers none of it.

All 87 counties publish parcel geometry, and the state compiles it into one dataset, which is what the boundary is drawn from. That is why a forty in Aitkin County comes back in the same ten minutes as a lot in Dakota County, in any month of the year.

How much does a drone photographer cost for a rural Minnesota listing?

Will wetland and low ground show up on the imagery?

They do. Standing water, wetland edge, tamarack and the dark ground that stays wet all read clearly from above, and the contour map in Paydirt shows which way it drains. On Minnesota land that is usually the first question a buyer asks.

Can you show lake or river frontage on the boundary?

Yes. The boundary is drawn from county parcel data straight onto the imagery, so where your line meets the shore is visible rather than described. Adjoining forties entered together merge into one outline.

How recent is the imagery on a Minnesota parcel?

Somewhere between one and three years for most Minnesota ground, dated on the pack. A cut made last winter or a new approach off the township road will not appear until the next flight. Contour data behind the elevation views refreshes separately.
