Why Tennessee is different

Half the tract is often too steep to use.

On the Cumberland Plateau twenty acres is rarely twenty usable acres. There is a bench, then the bluff line, then hollow, and a buyer who has been burned once wants to know the split before driving four hours. Hardwood cover, creek bottom and a road that turns to dirt at the county line finish the picture.

Tennessee assessors of property publish the parcel layers the boundary is drawn from, so every one of the 95 counties renders. The 3D views show the drop and the contour map puts a number on it, which is the honest way to sell steep ground without arguing about it later.

How much does a drone photographer cost for a rural Tennessee listing?

On the plateau a pilot quotes the shoot plus the drive, and the drive out from Nashville or Knoxville can be two hours each way on the back half of it. Dirt Flight has no travel charge, because nobody drives. A tract in Fentress County costs the same as one outside Murfreesboro.

Can a buyer see how much of the tract is buildable?

That is the point of the contour map. Bench and bluff separate clearly, so the flat acres are countable instead of argued over, which tends to shorten the conversation on steep ground rather than lengthen it.

Will creek bottom and road frontage show up?

Yes. Creek and branch lines, hardwood cover and the point where the county road meets the property all read in the imagery, and the access view marks the frontage. Adjoining parcels entered together merge into one outline.

How recent is the imagery on a Tennessee parcel?

One to three years, and the date is on the pack rather than buried in a footnote. A bench cut this year or a new gravel drive will not appear until the next flight. If something changed on the ground recently, say so in the listing text.
