Why Mississippi is different

Planted pine at fourteen years reads differently from a hardwood bottom, and a buyer wants to see which he is buying and how much of it, before he drives down a gravel road to look at a gate.

County assessor parcel data is what the boundary is drawn from, so coverage here is complete rather than partial. A tract in Kemper County renders in the same ten minutes as a lot in Madison County, and planted rows, cutover and hardwood bottom separate clearly from above.

Will the creek bottom and wet ground show?

They do. Branches, sloughs, beaver ponds and the wet ground that stays dark all read from above, and the contour map shows the drainage. On hunting tracts that is usually what sets the price.

How recent is the imagery on a Mississippi parcel?

One to three years, and the date is on the pack rather than buried in a footnote. A thinning or a fresh cutover will not appear until the next flight. If something changed on the ground recently, say so in the listing text.
