Why Georgia is different

One hundred fifty nine counties, and most of it is timber.

Georgia has more counties than any state but Texas, and most of the land trading in them is planted pine, cutover and hardwood creek bottom. Buyers want stand age, thinning history, the food plot, the creek and whether the loading deck still exists.

County GIS parcel data is what the boundary is drawn from, so coverage here is complete rather than partial. Row structure, cut lines and drains all read from above, and the contour map separates the ridge from the bottom, which is what decides a homesite.

Which Georgia counties can you do?

Send the county and the APN and we go straight to that county's own parcel records. Coverage varies: some states publish one statewide layer, others leave it county by county. If yours is one where the records are not public, you hear it from us before anything is charged.

How much does a drone photographer cost for a rural Georgia listing?

Dirt Flight is not a drone photography service, so this is not our fee. In south Georgia a pilot quotes the shoot plus the drive, and a tract in Wilcox or Telfair County is a couple of hours from the nearest metro. Dirt Flight renders the parcel from licensed aerial imagery and public elevation data instead of sending anyone up in the air, so there is no travel charge, no scheduling and no weather day.

Will the imagery show stand age and thinning?

Row spacing, crown size and the pattern a thinning leaves behind are visible from above, and the orbit video gives a sense of height a flat photo does not. It is not a cruise, and we would not sell it as one.

Can you show the creek bottom and the food plots?

Yes. Drains, hardwood bottoms, open plots and pond sites read clearly, and the access view marks where the road meets the line.

How recent is the imagery on a Georgia parcel?

The licensed coverage for Georgia is usually one to three years old, and every pack carries its render date. A thinning or a replant from this year will not show until the next flight. Anything that changed since the flight will not be in it.
