Why Texas is different

Texas covers brush country, hill country limestone, Panhandle flats and Piney Woods timber, and the buyer's question changes with each. What does not change is that the tract is too big or too remote to show from a gate, and that most Texas land is now sold to somebody looking at a screen.

County appraisal district parcel data is what the boundary is drawn from, so coverage here is complete rather than partial. A section in Brewster County renders in the same ten minutes as a lot in Travis County, and tanks, senderos, brush and caliche roads read clearly from above.

Which Texas counties can you do?

Send the county and the APN and we go straight to that county's own parcel records. Coverage varies: some states publish one statewide layer, others leave it county by county. If yours is one where the records are not public, you hear it from us before anything is charged.

How much does a drone photographer cost for a rural Texas listing?

Dirt Flight is not a drone photography service, so this is not our fee. A Texas pilot quotes the shoot plus the drive, and in West Texas the drive can be four hours before the props turn. Dirt Flight renders the parcel from licensed aerial imagery and public elevation data instead of sending anyone up in the air, so there is no travel charge, no scheduling and no weather day.

Will tanks, senderos and brush show up?

Clearly. Tanks, senderos, brush density, food plots and the caliche roads between them all read from above, and the boundary shows which of it is on your side of the fence. Whether a tank is holding depends on the imagery date, which is stamped on the pack.

Can you cover a large multi-tract ranch in one image?

Yes. Adjoining parcels entered together merge into one boundary, so a ranch assembled from many appraisal district accounts renders as a single outline. On big Texas ranches that is usually the reason people order it.

How recent is the imagery on a Texas parcel?

Most Texas counties are flown on a one to three year cycle, and the render date is stamped on the pack. A tank cleaned out, a sendero cut or new brush work will not appear until the next flight. Elevation data behind the contour map is refreshed on its own schedule.

What exactly comes back for a Texas APN?
