Why Virginia is different

Mountain, piedmont, and tidewater flat.

Virginia runs from the Allegheny front to the Chesapeake, and the buyer's question moves with it. In the mountains it is slope, access and adjoining national forest. In the piedmont it is timber and frontage. Down in tidewater it is drainage. One aerial pack covers all three.

County GIS parcel data is what the boundary is drawn from, so coverage here is complete rather than partial. A tract in Bath County renders in the same ten minutes as a lot in Fairfax County, and slope, timber and wet ground read clearly from above.

Which Virginia counties can you do?

Send the county and the APN and we go straight to that county's own parcel records. Coverage varies: some states publish one statewide layer, others leave it county by county. If yours is one where the records are not public, you hear it from us before anything is charged.

How much does a drone photographer cost for a rural Virginia listing?

Will slope and access show on a mountain tract?

The contour map shows slope and the access view marks road frontage and the visible track in, which together is what mountain buyers use to judge a tract before driving out. Legal access is a title question we do not answer.

Will adjoining national forest be visible?

The context map shows what surrounds the parcel, which is how buyers here check whether a tract backs up to national forest. Neighboring ownership should be confirmed with the county.

How recent is the imagery on a Virginia parcel?

The licensed coverage for Virginia is usually one to three years old, and every pack carries its render date. A thinning, a new grade cut or a spring clearing will not appear until the next flight. Anything that changed since the flight will not be in it.
