Why Maryland is different

Small state, four different kinds of land.

Maryland runs from tidewater to the Allegheny plateau in a few hours. A Dorchester County tract is about marsh line and ditching; a Garrett County tract is about slope and road access. The one thing both buyers want is the whole parcel in one frame with the line drawn on it.

The statewide cadastral layer is what the boundary is drawn from, so coverage here is complete rather than partial. A tract in Caroline County renders in the same ten minutes as one in Frederick County, and marsh edge, woods line and tillable separate at a glance.

They do. Marsh, ditching, sitting water and the darker wet ground read from above, and the contour map shows the fall across low tracts where a foot matters. Tidal boundaries move, so the line drawn is the parcel record, not the current water line.

Can you show woods, tillable and the split between them?

Yes. Worked ground, woods line, hedgerow and waterway are all visible inside your own boundary, which is how most Maryland buyers size a tract before driving to it.

How recent is the imagery on a Maryland parcel?

One to three years old, typically, with the render date printed on the pack. New ditching or a spring clearing will not appear until the next flight. We would rather say that plainly than let a buyer assume the image is from last week.
