Why Pennsylvania is different

Ridge and valley, and most of it wooded.

Pennsylvania tracts sell on timber and hunting. What a buyer wants is where the ridge runs, how the hollow drains, where the old logging road comes in, and what abuts, especially state game land. Under a closed hardwood canopy none of it is visible on foot.

County GIS parcel data is what the boundary is drawn from, so coverage here is complete rather than partial. A tract in Potter County renders in the same ten minutes as a lot in Chester County, and old cuts, benches and hollows read clearly from above.

How much does a drone photographer cost for a rural Pennsylvania listing?

Broadly, yes. Recent cuts, older cuts and mature hardwood read differently from above, and the boundary shows which of them is inside your line. It is not a cruise and does not estimate board feet.

Will adjoining state game land be visible?

The context map shows what surrounds the parcel, which is how most Pennsylvania buyers check whether the camp backs up to public ground. Neighboring ownership should still be confirmed with the county.

How recent is the imagery on a Pennsylvania parcel?

One to three years old, typically, with the render date printed on the pack. A cut from last winter or a new camp clearing will not appear until the next flight. We would rather say that plainly than let a buyer assume the image is from last week.
