Why Delaware is different

Small state, real farmland, thin photography.

Delaware land is mostly farm ground and woodlot in Kent and Sussex, sold in pieces small enough that a photography invoice stands out on the settlement statement. Drainage, field edges and the woods line are what determine value.

County GIS parcel data is what the boundary is drawn from, so coverage here is complete rather than partial. The outlined top down and the contour map show the ditch network and the low corner that stays wet, which is the difference between tillable acres and a wet hole.

Is ten acres too small to bother with?

No. The pack is the same for ten acres as for a thousand, and on small parcels the outlined boundary matters more, because a buyer cannot otherwise tell where the field splits from the road.

How recent is the imagery on a Delaware parcel?

One to three years old, typically, with the render date printed on the pack. New ditching or a spring land clearing will not appear until the next flight. We would rather say that plainly than let a buyer assume the image is from last week.
